About
As dawn's early light caresses the horizon, imagine waking up amidst a scene that echoes whispers of a bygone era, while the comforts of modernity gently nod in approval. Feast your senses on a rustic yet luxurious countryside retreat, ideal for RV camping connoisseurs seeking an authentic slice of pastoral serenity paired with a hint of historical charm. This idyllic farmstead offers an unparalleled RV camping experience, blending southern hospitality with tranquility and an opportunity to reset from life's hustle. With four historic log cabins from the 1840s and a beautifully renovated barn loft atop a working barn, the setting is straight from a pastoral painting. RV travelers can revel in the ease of available hookups, including 2 30 amp and 2 50 amp electrical connections (for an additional $15/night) during the balmy summer monthsensuring that comfort is just a switch away. Furthermore, indulgence awaits as home-cooked, caterer-prepared meals beckon from the mercantile. From hearty lasagna to flavorful jambalaya, your palate will tour a world of culinary delight, all ready to be warmed and savored in your home away from home. The setting is an 11-acre canvas painted with the strokes of history, where an 1860's Greek Revival home stands proudlya silent testament to a resilient past. Secluded yet accessible, this escape is nestled next to a state park and a stone's throw from the nearby towns of Hope and Texarkana, offering both seclusion and convenience. Here, activities are redefined: Engage in the simple joys of porch sitting, book reading, and the aromatic dance of coffee steaming under a morning mist. As you lounge amidst the whispers of nature and the heritage-rich grounds, let this be your invitation to unwind, explore, and create moments that will etch themselves into your memory's mosaica beautiful symphony of rural bliss and RV camping elegance.

Parking & Arrival
For best driving and road conditions, you are going to use exit 30 in Hope. When you exit the interstate you will take HWY 278 W towards Washington, we are 8 miles from the interstate. Once you arrive in Washington, you will go NE on Franklin Street, go .4 mile and turn left on Gray Street, which is our driveway. If you will not be traveling the interstate and need directions, please feel free to contact us. We have 3 spots available near the mercantile for larger RVs and 2 spots available in front of the Coulter House for Sprinter Vans and smaller RVs. Please pull in by the old cotton gin and walk over to the general store for parking instructions and check in. If you have a tow behind vehicle, it will have to be unhooked. Also when leaving, you will have to backup and exit the same driveway you entered from. 2 Electric Hookups are available for $15/night as well as water hookups for $5/night. Our saltwater pool is available for an additional charge of $10/group during operating months. Since we are a Bed and Breakfast, we do offer "room service" breakfast delivered to your camper or RV for $15 per plate. If you would like this option, all you have to do is ask us about it! We also have catered food options in the store to warm up in your RV: chicken spaghetti, lasagna, Mexican chicken, king ranch chicken, green beans, mashed potatoes, squash casserole and macaroni and cheese as well as pies and cakes and coffee.
