15 acres of privacy conveniently located just off Rt1 and Rt13 in Townsend, DE. Close to all the conveniences of the Middletown, DE area and offering delivery service from all locations in town while enjoying the tranquility of being surrounded by horses and farms. We’re located approximately 7.5mi north of the Smyrna rest area that offers a dump station and there are several RV dealers in the same vicinity for any emergent issues. 25min from Dover Downs, 30min to Newark and Wilmington, or just over an hour to the Delaware beaches.

Generator use restricted to enclosed, inverter or onboard generators only. No open-frame ‘contractor’ generators. While not overly sensitive to noise please be respectful in the evening hours as we have small children with early bedtimes.
Location
Long gravel driveway that should have sufficient clearance for rigs of any size, we have a 43’ 5th wheel that has no issues negotiating. Parking is on gravel along the fenceline of our front pasture. From that location water and electric on the front corner of our shop/pole barn should be reachable but we typically recommend parking with the curbside along the fenceline to reduce the distance to hookups, maximize privacy, and ensure the best viewing of the horses that frequently visit our pastures. 15a electric is available anytime, please check with us for 50a as it will require unhooking our camper and I’ll need to verify battery status. There is a large gravel parking area between the house and shop that will allow rigs of any size to turn around.

We're a family of 5 that enjoys traveling in our fifth wheel, currently as weekend warriors but hope that retirement will bring full time or extended RV travel. We frequent many of the eastern states for long weekends or longer as school and summer vacations permit. I was raised with both grandparents being avid RVers and my wife and I decided several years ago that it would be a great way to travel with the kids. We enjoy visiting craft breweries, wineries, national parks and monuments, as well as just enjoying nature!

lovely place, parking pretty level, turn around very easy on a gravel driveway! Hosts were not home when we arrived, but had communicated very well, plus told us just to make ourselves at home. And as told, the horses came by next morning to wish us safe travels!

Host was very accommodating even when I ended up needing to arrive later than expected. They answered all my questions it was very communicative. It was also such a delight to wake up and see their horses in the morning!

Easy access to major roads, if you're traveling south. Host was very accommodating. Supplied water and 50A electric, but will need a 50' cord. Ending up just using the 15A with standard extension cord. Highly recommend and will use again when passing through the area. Lots of space to walk your dogs.
