This is a two level property: The top level is at the main access road and the bottom is at the lake level. The top level is a wide paved driveway that you enter from the main county road. Class A, B, or C's pull straight in (On to the leveling blocks provided) or back in if you are a TT. Please stay to the east side since the garage door must not be blocked. There is a security light that should make you feel more comfortable. This is a 50A site with water. You MUST drop your toad before approaching the site. There are areas to do this in the village and details will be provided when you call prior. The second site area is down the hill near the lake with 30A power and security light. At the lake, is an area for tent use. Down the paved hill is a building - this is a 30A site on a 2% grade. It is mandatory to call ahead before using the down the hill sites as it can be hazardous at certain times of the year (Ice, Snow, Water levels etc). Both upper areas and lower areas have strong, high speed wifi and are password protected . The upper and lower area has wired internet if you carry your own 75' Ethernet cable. T-mobile & Verizon hotspots work reasonably well. The Verizon tower is 2 miles NW with 4G/LTE. The tower is 2.5 miles with 4G/LTE. OTA TV has coverage on the upper level but minimal on the lower level. Suggested Local Attractions: Steuben County is a vacation lake district with hundreds of lakes, parks and all that goes with a venue such as one would expect in a low crime vacation spot. The host would be glad to give you some ideas. However, this RV Site is rural with little in the way of entertainment locally. All the venues are 5 -15 miles away. It is generally quiet and peaceful in this area except on 4th of July and August Pleasant Lake days when there are fireworks that are quite good.

1. No generators on upper level at night. Generators may be used on all levels during the day and the lower level any time. 2. Pets must be controlled and on a short leash at all times. Pick up after your pet. 3. Fires and firewood on request on the lower property within fire ring. 4. Absolutely no loud music, noises, fireworks or firearms allowed. 5. Swimming not allowed on property due to liability issues. 6. Check out by noon or by prior arrangement. 7. Covid-19 CDC rules apply.

Access Road Conditions: Arrive Daylight Only: The access is off a county road that can be busy at times but has a posted speed limit of 40mph. The road has 18 wheelers at times delivering goods to the nearby towns. Our main 50A spot is just off the road described and the driveway is 50' wide and 75' long. Stay to the East side please. The driveway has a grade but we park our 36' Class A and can level it with no problem on the provided blocks. By prior arrangement we have a 30A spot at the bottom of a hill on a paved private road that is 9' wide down a 30% grade for 100'. This has a lake view and is quite private. The tow can go in and out with no restrictions day or night. Call ahead. It is possible that tree branches will rub against the tall vehicles. By prior arrangement we have one, possibly more, dry camping spots immediately on the lake. You will hear wild geese if stay here for sure. This spot is dry season only since the road to the site is narrow and if you leave the road you will be stuck. It is possible that tree branches will rub against the tall vehicles. Tow Vehicle Parking Details: Plenty of space for the tow but drop before you arrive. Call prior for details.

Retired with some acres on a lake with a view Details: We are a 36' Class A RV'g couple with a lot to share when we are home during the North Season. The lot has two levels, up and down the hill, and when it is the dry season you can dry camp or tent by the lake on a level area or you can back into an area with 30A but no water with a 2% grade. The third area is right off the road in a wide driveway that you back into and is a partially shaded area that has 50A and water. This area has a 5% grade that requires you to level the rig. No tents up on top please. Home Town: We have lived in this small village all our life. Everyone knows everyone and our small lake is a well known as Pleasant Lake for the last 100+ years. There is a gas station, a Post Office, a fire station and some small businesses - otherwise it is a rural farm country scene. Diesel is 8 miles away in multiple locations. Comfort food or most other types is 5 miles north. You can safely walk at any time no matter who you are just as the locals do and swim at the clean water beach on or beach or the village beach or another lake. There are many places to kayak within <5 miles and we have a couple too. Favorite Boondocking Locations: Mostly we like a place with some power since we are solar-less and in a somewhat quiet rural location. Skills or Expertise to Share: What skills we have are mostly electrical/electronic oriented but we are versatile and farm country skilled.

Charlie & Sharon were very accommodating, we had good communication, property was beautiful & peaceful, and wifi worked great. I chose to park down by the lake in my 24' Class C Motorhome, the steep driveway looks worse than it is, no issue getting up, down or turning around. Slight slope in bottom driveway, easy fix with level blocks. The lake is gorgeous, firewood was there to use in pit, unfortunately it rained the whole time, still enjoyed my view :)

Great communication.. super friendly hosts even got a history of the area and a little scenic tour. They invited me to join them when they went to get dinner and enjoy some tunes Was a very pleasant stay

I am a “newbie” to full time rv living. Charlies Lake is a beautiful, peaceful and perfect for my dog to chase the tennisball in the sprawling back yard. the view of the lake is stunning. The property owners shared thier expertise and kindness. I will definitely stay at Charlie’s again! outstanding fellow rv’rs!

Stayed two days with Charlie and Sharon. Easy access for our 36' MH into upper level where we parked our front wheels on their custom made ramp that made levelling easy. 50A and water avail if needed for small fee, also wi-fi access point was great for streaming. Friendly couple, fun to talk shop to, also offered to let us use their kayaks at the lake which was great. Nice and quiet enough for us (there is a little road noise from the highway but it's no big deal to us). Would totally stay again if passing through.
