We are remotely located, "road" is 3 miles gravel/dirt/sand EACH way, NOT paved NOR guaranteed even remotely smooth. It is also narrow (one lane) at places although we've had no issues with our RV (11k GVWR toyhauler) so far. Recommend just go SLOW and WATCH tree clearances. Currently only 15 amp available for $10/nite with free water (only 2 spots have 110v access). Usually VERY quiet out here. Note: if you aren't comfortable taking RV on gravel/dirt/sand narrow roads you won't enjoy the trip out here unfortunately our county does a very poor job of maintaining our roads and has been an ongoing issue for quite sometime. Additional nights can be requested on a daily basis.

Sorry but NO PETS. (Cat might be ok, but already have had issues with dogs) Generator OK (If not overly loud, we will have to be the judge of that). Currently only have 15 amp for $10/nite. Water is free. Guest WiFi is available but bandwidth limited and priority to host use. No ground fires - BBQ pit ok. Small children must be accompanied while outside at all times. THERE ARE POISONOUS SNAKES out here! Please ONLY smoke/drink alcohol in/near your trailer. Please NO DRUNKS! No smoking allowed near ANY of our structures and/or our vehicles. PICK UP BUTTS! Note: Our ranch dog(s) will run free at various times for coyote deterrence. They LOVE people. Please don't feed them! =) Please no loud music or excessive noises. We like it REAL quiet between 9p-9a. This is a working ranch so depending on the need, there could be some early risers here and thus some noises from labor/vehicles/tractor. This is cow country and they can be very vocal day & night. Gate is closed nightly.
Location
Driving/parking areas on property were initially hard-packed gravel and/or asphalted but over the years the grass has grown through so it appears to be just grass. If it is raining, there might be access issues in or out depending on tow vehicle (if raining 4x4 highly recommended) mostly in regards to main road but spots can be very mushy when very wet. 2 RV spots are pull through capable (do u turn in field but only if no rain!) OR 1 spot is "back in" in front of garage. As far as maximum size rigs I have had semi-sized vehicles here but the drivers were very good and usually backed in all the way from road to house to deliver pallets. A typical bus size RV motorhome (45 ft?) should have no problem. However a very long fifth wheel or travel trailer (35'+?) with a very large truck tow vehicle combination (ie- 25 foot+ F350 super crew extended everything PLUS Long trailer) could have issues especially in regards to entering gate entrance. (Note: Only 1 back in spot available currently)
