My three acres of land is off grid and southwest of Tucson, AZ. I have been living there full time since the end of October 2021, first in my own travel trailer, and now in a house. There is potable water available via gravity flow and I now have a dump station. I have decent internet service via Verizon. There are no neighbors within sight. There is occasional road noise, but not much at all in late night. Please keep your pets leashed or contained due to cactus, coyotes, bobcats, free range cattle, etc. You are welcome to walk the land and along the main road as desired. Please text or call if you are going to be later than expected. and when you get close. Suggested Local Attractions:There are a few small restaurants in the Three Points area, as well as an ACE Hardware, a feed store and two gas stations. The city of Tucson is approximately 25 miles away, so an easy jaunt to eating, entertainment, hiking, casinos. 2-3 hours to Organ Pipe National Park, 4 to Puerto Penasco, Mexico. 2 hours to Phoenix. Other day trips to Tombstone, Bisbee, Patagonia Lake, and Kitts Peak Observatory.

Dogs must be leashed when outside. My dog will be fenced but is not always thrilled about other dogs…don’t feel like you need to introduce yours if I am not there. It is a good area for walking dogs, but please pick up after them! If you smoke, please pick up your butts! Generators off at 10 pm, may turn back on at 6 am. The desert cools nicely at night, so nighttime heat should not be an issue. It is strongly suggested to not leave awnings in the out position if you are not on site. The wind tends to pick up quickly and unexpectedly at times and can be very strong.

Access Road Conditions: My driveway is dirt/sand and there is a bit of a rise at the beginning of it. The land is otherwise fairly flat. There is sufficient room to park your tow vehicle either next to your trailer or nearby in the driveway. There are no tall trees to get in the way, just a few small mesquites. Tow Vehicle Parking Details: Need to be reasonably good at backing up your trailer. I have cleared a wide enough path, but cacti are everywhere.
