Maximum length of RV is 22' for driveway parking until a culvert is installed for the adjacent spacious lot (no estimated date). Friendly pets welcome, same day bookings, five days or more allowed, spacious park-like waterfront setting of back yard, no smoking environment, considered by most to be a quiet, safe area, well maintained and orderly. Clean 15 or 30 amp power and/or well water: $15 per night, (no generators allowed). Very noisy A/Cs discouraged. Always connected water allowed if no leaks. No registration, change, cancellation, cleaning or other fees. Lenient arrival/departure times at your convenience. Free amenities: Spacious, peaceful camping area, wi-fi internet, trash & recycle bins, bench swing, outside seating and tables, decent kayak launch. Electric boat rides: Extra $25 per adult; one small child free. Boat is safe, stable, low speed; ride on the canal for about 30 minutes (flexible to your liking). Life preservers provided. Guest rides in front for best views. Mini Aussie dog rides along. Guest can instruct where they want to go and for how long. Host is 55, single, early retired Army "Intelligence" with an interest in most everything. Diet is strictly healthy which mainly omits cane sugar (to include raw and organic), corn syrup and flour (except sprouted, spelt or almond). Have lived in a campervan six years full time from 2016 to 2021; traveled most of the U.S. & Canada. Have a 2018 Ford Transit customized high tech campervan. Born in Ohio, grew up in Texas / Arkansas (eww, I know), bought a nice Florida home in 2021 that is energy efficient and withstands hurricanes well. For a while I was looking for an RV lot, but they are limited to crowded RV parks so then looked for tiny home, but they are rare and expensive so therefore bought normal size house. Then I bought an adjacent lot next to it, cleared it (except desirable trees), installed underground power and water for RV guests. I'm trying to get a concrete culvert/pipe installed in the ditch, but is very challenging due to local permitting and costs. Please also read "House Rules" below.

Simply common courtesy and $15/night payment due by arrival day if power or water to be used (Zelle, PayPal, Cash) is refundable if cancel or other issue on my end. I'm not compensated by HH/BW other than membership for being a host. Details: No dumping of food, grey or black water. Consider dumping before arrival. Nearest dump stations: https://www.google.com/maps/d/edit?mid=1q61pT9d1dhh233-ArpSBtI5ZDf-xpMjS&usp=sharing RVs with a low ground clearance rear bumper or low cargo carrier may bottom out some at ditch entry/exit. 30A power. *No smoking or heavy vaping - not even in your own rig unless filtered* because it smoke spreads a long distance. No generator use. No aggressive pets, do not feed my dog anything / do not leave any food out, don't leave your door open if food left out or my dog will go in and eat anything it finds, outdoor cooking limited to no dripping or dropping any food, do not feed wildlife, no laundry or mail service or Amazon packages to this address. Loud music/TV OK if commercial free. No always on water connection: You must fill your tank instead.

Clean, quiet, single-solo, non-smoker. Have a friendly, well behaved, beautiful Mini Aussie service dog I clean up after. She was born in 2021 and is updated on vaccinations. I have a home in North Port, Florida where I am a high volume host in the winter. As a guest, I usually arrive around sunset and will try to communicate ETA, but am open for an appointment if you prefer. I prefer to park on a level surface, if not, I have levels. Usually clean water fill and 15A power is nice, but not necessary. If I connect to anything, I will attempt to pay when I arrive. As a host, I like to be paid up front and not wonder possibly for days if the guest knows there is a fee or intends to pay.

    Easy parking. Nice, picturesque back yard. Can walk around. The owner is friendly and will be glad to show you around. He invited me to sit in his screened in back porch and offered me a beverage. He has a very friendly dog. Stayed 2 nights. Hooked up to 30A one of the nights.

    Eric was very prompt in responding to our request to stay. His response was almost immediate. Eric came out to great us as we were pulling up, and helped to guide us in. His site was very easy to back into. It was a level site with hookups, which was a nice treat. The view along the water was so peaceful. The neighborhood seemed very safe and provided a very quiet night's sleep. We would definitely stay there again when going through the area.
