Off the beaten path between Franklin and Bremond, Texas. Down a dead-end road which does have a gravel section. We have 20 acres partially wooded plus it's a working (developing) hobby farm and apiary. Gravel drive that curves and raises up to the house. Plenty of room to get turned around. No defined parking pad but the camping area drains well from the sandy/loamy soil base. Plenty of room to get turned around and headed back out. No services though we can offer fresh well water to fill up your tank. Located about 45min from Bryan/College Station and 1hr from Waco. Each of the neighboring small towns have laundry mats, Dollar stores, Supermarket, and fuel stations that can handle large rigs and a couple of small town restaurants. Things to do but you will drive for them: -George Bush Presidential Library -WWII German POW camp -Waco Mammoth National Park -Messina Hof Winery -Franklin Drive-thru Safari -The Ranch (baseball tournament park and hiking trails)

This is a working registered apiary though the hives are located away from the parking area at times honey bees will be in the parking area and other areas of the property. If your walking the property please stay away from hives especially with pets. If you would like a closer look just ask.
Location
The camping is located within our typical parking/working area long the fence line with some nice tree for a shaded area. There is plenty of space to turn a rig around though it could be 3 point turn.

Raised in Houston/Galveston area but after retirement we're spending most of our time in central Texas. We've been camping and RV'ing for to long to count but have run the gambit tents, pop-up, toy haulers, Travel Trailer and Class C. Since retiring we're decided to stay somewhat on the easier side with 30ft TT.

It was a pleasure to be with Steve. We arrived after sunset and he gave us a warm welcome. We parked near his house next to beautiful trees. The day after we had some nice conversations with Steve and he recommended lots of places we should visit. We can highly recommend this place. Our RV is 31 feet long and not designed for uneven ground, but it worked really well getting to it and parking on the grass too.

peace and quiet. very very nice stay on a Texas ranch. Note: Street number is currenty only on the back side of mailbox coming in. Trust Google Maps, its exactly right!

wonderful, restful night stay. host is very friendly, and communication was excellent. Grass area for parking was soild and level. Thank you again for allowing us to stay!!
