I have 18 acres off of Loop 7 in Athens, and it is gated. My home is at a popular crossroads for people traveling across Texas or those visiting Canton First Mondays. I am 40 minutes from Tyler State Park and 20 minutes from Purtis Creek State Park. Canton is a nearby town that hosts the very popular Canton First Mondays giant flea market. There is a brewery in the City of Athens that is a fun visit, as well as the Texas Freshwater Fisheries Center and the East Texas Arboretum. Athens also has a WalMart or Tractor Supply if you need things like that. I have water, 50/30/15 amp power available, no charge for that. I do not have a dump station though. If you want to check your tire pressures or top off for the rest of your trip, let me know as you're welcome to use my compressor, just let me know. If you are running low on clean clothes you're welcome to use the washer/dryer in my home. Please note, I am close to Loop 7 that goes around Athens, so there is some road noise from that depending on how many semi-trucks might be passing through that night.

Trash and recycling can be thrown away in our trash containers at the front entrance. Dogs should stay on leashes unless you are 100% positive they won't run away from you. I can provide 50, 30, or 15 amp electric at the main parking site.
Location
I have several options on my property. The easiest is a large paved parking area at the front. Water and electricity is available there. If your rig size is closer to 35 feet, you can park closer to the house for WiFi access, but then I can only offer 15A power. No charge for the water or electricity.

I have been RVing with my wife for about 8 years, nothing full-time but many weekender trips to state parks and a few 2-week long trips around the US. My favorites so far are Durango CO and Myrtle Beach SC. I typically travel with 2 well-behaved dogs, no kids.

Tyler is very gracious and accommodating. The site is very level and big rig friendly. Only one hitch, noisy road but still a good stay. Nicely surprised by the Athens brewing Company!

Communication was great. We were met at the entry gate with a smile and a handshake. Access to our parking spot was easy. Our host provided local information of interest. His 50 amp electrical service was appreciated. We would gladly stay here again.
